Pricing Your Home for a Quick Sale

Pricing your home is probably the most important aspect of selling your home.  You can plant all the flowers in the world, shine those floors until you can see yourself, but if the house is priced to high, it just won't sell.  

The buying public has access to all kinds of information.  Some is accurate, some not so much.   Most buyers also have a real estate agent working with them as a Buyer's Agent.  Today if you price your home way above what the market believes is the market value, your home will just sit there.  Nobody will even bother to see it.  We have seen this time and time again.  Then the seller starts to panic and blames the agent for not doing his or her job, when in reality it is the seller that made the mistake of not listening to the pricing advice of their agent. 

One of the things we hear all the time as real estate agents is "I feel my house is worth 'X'".   Sorry to say that 'feelings' have no place in selling your home.   Listen to the advice of your agent who will use hard data and experience in the pricing your home. 

Today the average time on market in Holyoke is 125 days, that's 4 months!   Those homes that were priced correctly usually sold in 30 days or less.  Homes on the same street that were priced too high sold in well over 150 or even 200 days. 

Don't make the mistake of pricing yourself right out of the market.  It will not get you any more for your home.   You will need to make price reductions just to try to get back in the market.  In the meantime your listing has gotten stale.  Buyers tend to ignore these price decreases until they see value in the new price.  Statistics have proven that overpricing your home will more than likely get you less money than if you priced it correctly.  Not to mention the carrying costs such as taxes, insurance and maintenance.
